An Electrical Installation Condition Report (EICR report) is a comprehensive inspection and test of your electrical system, carried out to ensure it remains safe for continued use. Over time, all electrical installations naturally deteriorate. Switches and sockets can become damaged, cables and wiring may degrade, and electrical connections can loosen, potentially leading to faults or safety risks.

 

An EICR involves a thorough assessment of the condition of your installation, including visual inspections and detailed electrical testing. This process identifies any defects, deterioration or non-compliance with current UK wiring regulations BS7671, providing clear recommendations for any remedial work required to maintain safety and compliance.

 

Testing includes a series of checks on circuits and protective devices to confirm they are operating correctly and within safe limits. This includes verifying earthing and bonding arrangements, insulation resistance, circuit integrity and the performance of protective devices such as RCDs. These tests ensure that, in the event of a fault, the installation will disconnect safely and reduce the risk of electric shock or fire.

Landlords:

It is now a legal requirement (November 2025) to have electrical installations inspected and tested at least every 5 years by a qualified electrician.

Landlords must obtain a report from the qualified person and provide a copy to their tenants , and to the local council if requested.

 

Any remedial or investigative work identified within the report must be carried out within 28 days to ensure the installation is brought up to a safe standard. Regular testing not only ensures legal compliance but also helps protect tenants and reduce the risk of electrical hazards within the property.

Business, Commercial and Industrial Premises:

Regular EICRs are essential to comply with the Health and Safety at Work Act 1989, ensuring the safety of employees, customers and visitors. In many cases, insurance providers also require up-to-date EICR report as proof that installations meet current standards.

The frequency of inspection depends on the type and use of the premises, typically ranging from one to five years, with public-use environments often requiring annual testing. Homeowners:

An EICR is recommended every ten years, or when purchasing or selling a property. Mortgage providers and surveyors often request an inspection to confirm the electrical installation is safe and free from defects.
